SAVE THOUSANDS WITH 2% REALTY

2% Commission Structure

Live Okanagan Real Estate Group signs all listing agreements with a 2% commission rate; this compares to a 7%/3% commission rate that is used by most other real estate brokerages,  which translates to a nearly 50% discount!

Your choice of real estate brokerage primarily impacts your fee agreement (what you will pay), NOT your level of service. Your choice of Realtor® impacts your level of service, and that’s where Live Okanagan Real Estate Group has you covered!

Since commission fees are your largest closing cost, it makes sense to shop around for the best deal. After all, would you sign a mortgage with the lender offering you the highest interest rate? Or choose an insurance company with the highest premium?

Why Choose us?

Your decision on why to choose us should be easy; to get trusted, exceptional service and save thousands on real estate commission fees!

MARKETING STRATEGIES

Staging

It’s a fact that staged properties fetch higher prices upon sale. To guarantee your home is presentation-perfect for both photography and showings, we provide tailored recommendations to declutter and depersonalize, maximizing sales appeal and overall value. If it needs to go a step further, we’ve also forged partnerships with premier stagers in the region, facilitating seamless connections for extensive staging requests.

Professional Photography

Our team of skilled photographers guarantees your property shines at its best. We highlight distinctive features and unique details, making your home stand out and captivating a larger pool of potential buyers.

Video and 3D Tours

Video tours have proven to be powerful marketing tools, with consumers not only appreciating them, but expecting them. A video guides potential buyers through the property in an informative way, while building interest for an in-person viewing.

Floor Plans

Using professionals to measure your property with the industry-leading laser technology ensures the most accurate results, while also providing potential buyers with an important visual and decision-making tool.

Online Marketing

Nearly all home searches start online so we ensure your home is showcased across all websites and social media platforms to maximize exposure. MLS, REW, Realtor.ca, Facebook and Instagram Ads just to name a few will be running consistently while your home is listed on the market.

Open Houses

Last but certainly not least; an open house can be a powerful tool for home sellers. It attracts multiple potential buyers at once, creating a sense of urgency and competition. It also allows visitors to experience the property firsthand, fostering emotional connections that can lead to quicker decisions. Additionally, open houses provide valuable feedback to sellers, enabling them to tweak their marketing strategy based on visitors’ reactions.

SELLER’S GUIDE

Selling your home is a complex, multi-step process that calls for the expertise of a Real Estate Agent. There are many things you’ll need to consider, and to help you through it, here’s a general overview on what to expect and prepare.

Get Your Finances in Order

Don’t worry if you’re still paying off your mortgage, there are several options depending on what type of mortgage you have. However, you’ll need to talk to your lender before you can proceed.

Meet With a Real Estate Agent

It’s important to partner with a Real Estate Agent you feel completely comfortable with. Don’t fall for the trap of partnering with the first Real Estate Agent who suggests the highest asking price. Shop around. A good Real Estate Agent can help you price your home to sell, answer questions like “When is a good time to sell?” and has in-depth knowledge of the market.

Start your search for a reputable Real Estate Agent, by checking if family and friends have a preferred Real Estate Agent or search online for the most visible and professional one. Visit your local real estate office; pay attention to advertisements and For Sale signs.

Listing Your Home

Pricing your home too low or too high is not an option. Setting a fair price will attract more potential buyers, and give your home more exposure. Your Real Estate Agent should be able to explain to you the multitude of factors influencing pricing, including: competitive pricing, current market stats, and of course the estimated value of your home.

Marketing And Promotion

The next step will be to sign a Listing Agreement, which gives your REALTOR® permission to post your property on MLS (Multiple Listing Service). They’ll then begin marketing your home through a variety of mediums — digital and traditional — and inform other REALTORS® (representing buyers) that your property is on the market. Your REALTOR® can also help you prepare your home for staging.

Closing

After the hard work of marketing and promoting your home pays off, you’ll hopefully have a few offers on the table. Once you’ve accepted an offer, your buyer will want to conduct a home inspection and (potentially) negotiate the cost of any repairs. Finally, your lawyer and Real Estate Agent will walk you through the paperwork and legal bits needed to close.

Congratulations! With the sale of your home complete, you can now begin looking for a new place.
